Free Notice of Intent to Vacate Template

An intent to vacate notice is a formal notice from a tenant to a landlord that the tenant intends to move out of a rental property. This notification usually includes the name of the tenant the address of the rental property the date the tenant intends to move out and all other relevant information.

The intent to vacate notice is important for both landlord and tenant as it serves as written documentation of the tenants intention to move out and gives the landlord the opportunity to prepare for a new tenant.

How much notice do I need to give before vacating the property?

A typical notice required for the vacating of a rental property is determined by the terms of your rental agreement. If you have a month-to-month rental agreement you are usually expected to provide your landlord with at least 30 days’ notice before vacating the property.

If you have a fixed term lease you may be required to give more notice or be subject to additional fees if you leave the property before the end of the lease. It is important to read your rental agreement carefully in order to understand the specific requirements for vacating the property.

What should I include in an intent to vacate letter?

When writing an intent to vacate letter, be sure to include your name and address, the date that you plan to vacate the property, a forwarding address where you can be reached, and any other relevant information that the landlord may need.

Further you should provide your contact information including a phone number and email address in case the landlord needs to contact you for any additional questions or information.

Below is a handy list of items you should include in your intent to vacate letter.

  • Your name and address
  • Property address
  • Date of the letter
  • Date you plan to vacate the property
  • Name of the landlord or property manager
  • Reason for vacating
  • Any outstanding rental charges
  • Contact information for forwarding mail
  • Offer to provide access for a final inspection of the property
  • A brief statement expressing your desire to leave the property in good condition
  • Your signature

Do I need to provide a forwarding address when providing notice?

No forwarding address is required when providing notice. However, it is important to provide your current contact information such as your email address, phone number, and/or mailing address in case the recipient needs to reach out to you.

Can I send an intent to vacate notice by email?

It depends on the specific state and local laws in your area as well as the specific lease agreement you have with your landlord. If an email address has been previously provided to you by your landlord to use for communications then it is generally acceptable to send an intent to vacate notice by email. However it is always best to check your local laws and your lease agreement just to make sure.

What happens if I don’t provide notice before vacating the property?

If you do not give written notice before you leave the property you may be held responsible for any unpaid rent or damages to the property. You could also face legal action from the landlord if you do not provide sufficient notice before leaving. In addition you may not be eligible for a refund of your security deposit if you do not provide an adequate notice.

It’s always a good idea to provide written notice of your intention to vacate the property to your landlord as soon as possible to avoid any potential issues.
